Elan Homes has launched Brook Gardens in Leigh off plan, with a show home due to open next month. More than a decade after Wigan Council identified the Alderley Lane site as having potential for housing, selected plots have been released for sale. Elan acquired the site last year and has had hundreds of enquiries. Regional sales director Marie Morris said construction is ongoing under an award-winning site manager. The development comprises 34 homes and releases depend on the build programme and expected completion dates. A small number of properties are available off plan ahead of the show home opening, and appointments can be made with the sales team, based at Garrett Hall Fields. Brook Gardens will include two, three and four-bedroom homes. Prices start from £239,995 for a two-bedroom mid-mews Belmont style property and range up to £469,995 for a four-bedroom detached Tenbury. Morris said early buyers can customise kitchen finishes, flooring and bathroom tiles. For a limited time, Elan is offering a £10,000 deposit boost on selected homes. Features include solar panels, waste water heat recovery systems, triple glazed windows and electric vehicle charging points, which should reduce bills and could support green mortgage applications. The site is in an established residential area off the A574 Warrington Road, close to local amenities, with Leigh town centre easily accessible. Section 106 contributions of almost £60,000 were agreed, including £26,000 for improvements to Pennington Hall Park, £20,000 for play space provision at Dootson’s Park and £12,800 towards off-site tree planting. www.elan-homes.co.uk/developments/brook-gardens
